Most Important Terms in Real Estate Today

CURRENT THREE MOST IMPORTANT WORDS IN REAL ESTATE TODAY!
 

If you said "Location, location, location" you are using past terms.   Today it is:   "Price, price, price."

Buyers are looking at and buying "bargains."  They are very price conscious.......probably more so than they have been for many years....possible since the 80's.  If you have your home for sale today and you are not ready to consider and worth the harsh realities of our current market, you might consider taking your home off the market and listing it later when the economy is better and prices are on the increase again.

It is true that more homes were sold in April in the Greater St George, UT area  - 188 compared with 147 last month and 150 in April of 2008.   Homes that are selling present value to the buyer.....great price and great potential that its value will increase in time.  Our local home market seems to be "coming back."   More lots were sold last month than in recent previous months.   (See our present home inventory).  However, our "recession" is not over yet and many are predicting it may get worse.

It may be time to face the harsh reality of the economy and if your home isn't selling and you really don't have to sell it - 
take it off the market for now.   If you have a good reasons to sell:  smaller home, larger home, moving out of area,
or your lowered income and/or foreclosure, do face the facts and find an agent who will price your home competitively,
market it effectively, and help you move on.   

Your home needs to be the 
(1) best priced(2) in the best condition(3) in a desirable location and (4) easy to show to attract the right buyers.  We have a real estate market with still a large supply of homes + plus the best interest rates and incentives we have had in a long time.....so that is the good news.  Sellers who have an attractive home and is realistically priced will find a buyer

Just what is selling lately?

People are curious to know just what is selling.    Homes are selling.......at a lower rate....at a lower price.  I looked at the stats to see just what had sold from March 1st in the St George, Washington County, UT area.   I found of the 45 closed sales - 14 of the homes were under $100,000 - 
12 sold between $100,000 and $150,000.   12 were sold for a price of between $100,000 and $200,000.  Five homes were sold with prices in the $200,000's and only one sold for $350,000.

Builders trying to sell their homes, vacant homes, and distressed homes more often sell for a reduced price.  Banks are slow to approve their bank-owned homes and it takes even longer
for homeowners (short sales) that are in trouble to get the paper work done and start the process of putting their homes into foreclosures.   It seems that we have not seen the end of foreclosures in our area....in fact, we are starting to see the next wave of them.

Southern Beltway will link St George and outlying areas

"Before long the parkway will be a throbbing artery serving thosands of residents--eventually tens of thousands. It rolls 40 miles, past Sand Hollow Reservoir and up to State Route 9 in Hurricane. At Exit 2, across the freeway from SunRiver Retirement Community, heavy equipment compacts a flat, dustry expance of School and Institutional Trust Lands that will be sold off to benefit schools. This is tract called The Southern block, and SITLA plans 13,000 homes, 10 schools, a state welcome center and extensive parks over 6,200 acres along the beltway." The new replacement airport will be located just east of Exit 2.
And according the the article, Hurricane plans another 40,000 homes along the south side of SR-9. That is 8 times more than the city currently boasts, depending on a planned water pipeline from Lake Powell.Posted by Picasa

Note: Greater St George's population is currently about 150,000. Because of our location, beautiful desert community, sunny winter days, etc. this area will continue to grow........
