Yes, there is good news in our local housing market. Home sales showed a 9.5% increase from 2010.
And according to a recent report from Fiserv & Moody Analytics home prices will increase by 8% in
the 2nd quarter of 2012.

The St George area has a lot of offer.....from scenic beauty....mild climate....great homes....good shopping and wonderful people.

Good News! Median Homes Sale Prices Increasing...... However, the number of homes sold in October decreased somewhat.

As you can see from the chart below that there were 209 homes sold in the
St George/Washington County, UT area in October. Both the average sales price
($208,555) and the median home price ($170,000) are increasing.

If you compare stats with Oct 2010 the trend is definitely looking good. We

may not see the stats of 2006 for a long time.

These petroglyphs are from the Anasazi Indians who lived in this area starting in 200 B.C.

We took one of our local hikes the other day and took photos of these petroglyphs. There are hundreds of rock drawings hidden in the bluffs around Ivins, UT. The Anasazi native tribe inhabited this area in southern
Utah from 200 BC onwards, but left very little evidence of the reason for their departure around 1250 AD.

However, they did leave thousands of rock drawings (petroglyphs) that have survived to this day. These are
located just a few miles from downtown St George in Ivins.

I was our previewing some homes to day and decided to try one of our newest restaurants, Kneaders! I had one of the best roast beef sandwhiches I have ever eaten. I had it on Artesian Sour Dough bread. They offer soup, salads and more. Their desserts looked wonderful. Yes, I will go back often.

Today, I took my chair and walked out in back of our home and down to the Santa Clara River bed. It is a different place now after the

recent flood. We now have a beach. I love to look at the rock formations that the rushing water left. I hate to think of those

that are experiencing the snow blizzards in the East, but I enjoyed sitting and walking along our river this afternoon.

We thought of selling our home and moving to a smaller one, but it would just be too hard to leave this setting. I would love to

sell you a new home though.

Cottam Fields where their 1st home is nearly finished. Next I visited their Meadow View community in Washington Fields. The next two photos

are of that community. The last one was Stonehedge where there was the most activity going on...from pouring a foundation, to framing while

others were busy preparing new lots for building. The views of Pine Valley Mountain are outstanding there.

A DRIVE TO KAYETA THIS MORNING!

This morning I had a chance to drive to Kayenta. Everytime I go there, I am awed by the majestic beauty of the Red Mountains, the desert landscape with beautiful sagebrush. Each home is situated in its natural setting and views are preserved by placing the windows in all the right places. Kayenta is located just 8 miles west of St George in Ivins, UT. Homes are priced from about $250,000 to over $1M. It is truly beautiful there.

April Real Estate Sales Stats for the St George/Washington County, UT areas

Yes, it seems that our home and lot sales are a little higher in April. There were 248 homes sold at an average price of $186,771 (Median Price was $168,5000). This shows a slight increase of just 10 homes over last months - March sales.
Compared to last year - 2009 - there were 188 homes sold with an average sales price of $248,828 (Median Price - $204,377)
The SOLD home prices are notably lower this year - $248,828 in April 2009 compared to this year at $186,771.

Tuachan Amphitheatre is located in Ivins, UT and is a "treat" to be there. "Tuacahn center for the arts is a professional non-profit presenting and producing organization that inspires creativity and greatness in the human spirit by providing world class family entertainment and education."

These photos only show a little bit of this magnificent place. This year they are presenting "Cats," "Tarzan, " & "Crazy For You!" If you can possibly attend any of the shows this year, do so. It is worth a trip!

March Homes Sales in the St George Area Were Higher

Just read in The Spectrum that Home sales surge. They did in March, but down again somewhat this month.
Just researched some stats for Homes For Sale in Washington County, UT. On the MLS there are 2046 homes on the market
as of this date. 450 of these are short sales or bank owned or 22% of our market which is lower than many areas.
This figure may not take into account bank auctions and private sales. I'm sure it would be higher with these included.

The number of homes for sale in the price range from $100,000 to $200,000 is 689; $200,000 to $400,000 - 742;
$400,000 to $600,000 - $199 and homes for sale over $600,000 is 200 even.

As of today according to our MLS figures - 141 Homes have sold this month - Average sold price $181,272
median price - $169,000, Difference from listing price to selling price is -$8,533 and the the average days of market is 117. Last month there was a surge of sales...238 homes sold compared to 188 in March of 2009.

However, I am hopeful. They are more people looking.....however, from my experience most are looking for "real deals" and/or 2nd homes since they sense that this is the bottom and and they are hoping for increasing prices in the years to come. We live in a beautiful area with a lot of advantages and people will continue to move here.
